Work out the maximum loan a monthly payment can support at any rate and term, with total interest. Free loan affordability calculator.
Works on the same formula as loan payments, in reverse.
Work backwards from a monthly payment you can afford to the loan size that payment can support at a given rate and term.
Enter the payment you could make comfortably, the rate you expect and the term you prefer.
Loan = payment × (1 − (1 + r)^−n) ÷ r, with r the monthly rate and n the number of payments
A payment of 1,200 a month at 6.5% over 25 years supports a loan of about 177,723.
The figure is the loan the payment can support. Totals underneath show how much of your money goes to interest over the term.
Reading the number as approval. Add your own buffer and confirm what a lender would actually offer.
Most borrowing conversations start from the wrong end: people ask what a bank will lend, rather than what a payment they can live with would support. This page works backwards from a comfortable monthly payment to the loan that payment can carry at a given rate and term.
Use it before viewing homes or cars, to see how a lower rate lifts the limit, or to check what a longer term really buys. The result is arithmetic, not an approval: lenders apply income, debt-ratio and credit rules of their own, and their decision is final.
Loan = payment × (1 − (1 + r)^−n) ÷ r, where r is the annual rate divided by 1,200 and n is the term in years times twelve. It is the mortgage formula rearranged: the same four quantities, solved for the loan instead of the payment. At a zero rate the loan is simply the payment multiplied by the number of months.
The detail lines add the total repaid — payment × n — and the interest, which is that total minus the loan. A longer term raises the loan the payment supports, and raises the interest with it.
A payment of 1,200 a month, a 6.5% rate and a 25-year term.
More than half of what leaves your account over 25 years is interest. That is the number worth comparing when a longer term is offered as a kindness.
| Monthly | Rate | Term | Loan supported |
|---|---|---|---|
| 800 | 5% | 15 years | 101,164.19 |
| 1,000 | 6% | 20 years | 139,580.80 |
| 1,200 | 6.5% | 25 years | 177,723.23 |
| 1,200 | 6.5% | 30 years | 189,848.40 |
| 1,500 | 6% | 30 years | 250,187.70 |
Rows four and five show the term effect: the same payment supports about 12,000 more over 30 years than over 25, and costs several thousand more in interest.
No. Lenders apply their own income and debt rules. This tool shows what a payment level supports in arithmetic only.
For mortgages, budgets usually must. Subtract an allowance for them from the payment you enter.
A higher rate lowers the amount the same payment can support. Test a higher rate to see the margin.
177,723.23. The monthly rate is 0.0054167 over 300 payments, and the discount factor is 0.80225.
101,164.19, again from payment × (1 − (1 + r)^−n) ÷ r.
182,276.77: 1,200 × 300 = 360,000 repaid, minus the 177,723.23 borrowed.
Yes. The same 1,200 over 30 years at 6.5% supports about 189,848.40, but costs more interest overall.
No. Lenders apply income, debt and credit rules of their own, and their decision is final.
