Estimate the monthly payment, total interest and yearly balance of a mortgage from price, down payment, rate and term. Free and private.
Payment covers principal and interest; taxes, insurance and fees are not included.
Estimate the monthly payment of a home loan from the price, your down payment, the interest rate and the term. The payment covers principal and interest only.
Enter the price, your down payment as a percentage of it, the rate and the term. The table tracks principal, interest and balance year by year.
Payment = L × r ÷ (1 − (1 + r)^−n), where L = price − down payment, r the monthly rate and n the number of monthly payments
A 300,000 home with a 20% down payment leaves a 240,000 loan. At 6% over 30 years that is about 1,438.92 per month.
The headline is the monthly payment. The table shows how far the balance falls each year and how interest dominates the early years.
Feeding in the price as if it were the loan. The down payment is subtracted first, so check the loan amount line in the result.
A mortgage is the largest regular payment most households make, and the headline rate hides most of the story: the term decides how much interest accumulates, and the down payment decides how much is borrowed in the first place. This page prices a repayment mortgage from those four numbers and shows the yearly split between principal and interest.
Use it to compare a 15-year and a 30-year offer, to test what a larger deposit does to the monthly figure, or to check whether a listing fits a budget. It estimates principal and interest only: property tax, buildings insurance, mortgage insurance and arrangement fees are not included, and the lender's own schedule and decision are what count.
Loan = price − down payment. The monthly rate r is the annual rate divided by 1,200, and n is the term in years times twelve. Payment = loan × r ÷ (1 − (1 + r)^−n). With a zero rate the payment is simply the loan divided by n, which is why an interest-free loan has no interest line at all.
Each payment covers that month's interest first, and the remainder reduces the balance, so early payments are mostly interest. The yearly table sums twelve of those months at a time.
A 300,000 home with a 20% down payment, a 6% rate and a 30-year term.
| Loan | Rate | Term | Monthly |
|---|---|---|---|
| 240,000 | 5% | 30 years | 1,288.37 |
| 240,000 | 6% | 30 years | 1,438.92 |
| 240,000 | 7% | 30 years | 1,596.73 |
| 240,000 | 6% | 15 years | 2,025.26 |
| 270,000 | 6% | 30 years | 1,618.79 |
The last row is the same home with a 10% deposit instead of 20%: forty fewer thousand borrowed, yet the payment rises, because the loan grows. The 15-year row shows the trade in the other direction.
No. Only principal and interest are included, so add tax, insurance and fees from your own documents.
Each row is a year of payments: principal repaid, interest paid and the balance left at year end.
Interest is charged on the balance still owed, which stays large for many years. A shorter term or extra repayments reduce it.
1,438.92 a month: 240,000 × 0.005 ÷ (1 − 1.005^−360). The total repaid is 518,011.65.
2,025.26 a month, because the balance must clear in 180 payments instead of 360.
278,011.65, on top of the 240,000 borrowed. A shorter term cuts that figure sharply.
The loan becomes 270,000, the payment 1,618.79, and the interest rises with the amount borrowed.
No. It covers principal and interest only. Treat the result as an estimate; the lender's schedule and decision are final.
